The proposed housing developments will be implemented through a mix of Public-Private Partnership (PPP), Engineering, Procurement and Construction (EPC), and joint venture models, aimed at addressing the growing demand for residential infrastructure across urban centres in Odisha.

According to officials, four major projects have been identified for implementation during the upcoming financial year. These include the Suango PPP housing project near AIIMS Bhubaneswar, the Ranasinghpur EPC Housing Project, the Patrapada Housing Project, and a residential apartment development at Basanti Colony in Rourkela.

The Suango project is planned over 12.9 acres and will include both general and affordable housing units, contributing significantly to the board’s revenue generation while supporting housing accessibility. The Ranasinghpur project, developed under the EPC model, is expected to add over 1,200 residential units, strengthening urban housing availability.

Similarly, the Patrapada project will focus on large-scale residential development, including a significant share of affordable housing units, while the Basanti Colony project will cater to middle and higher-income groups through apartment-style housing in Rourkela.

Officials noted that these initiatives are part of OSHB’s broader strategy to expand housing access across multiple income groups, including Economically Weaker Sections (EWS), Lower Income Groups (LIG), Middle Income Groups (MIG), and High Income Groups (HIG).

The Housing and Urban Development Department has also emphasized the need for timely land allocation and a structured implementation roadmap to ensure smooth execution of upcoming projects. Authorities have directed OSHB to strengthen planning mechanisms, improve project timelines, and prioritize social housing to meet the needs of urban families.

So far, OSHB has developed more than 32,000 housing units, plots, and commercial spaces across 21 districts, with a significant concentration in Khurda district. Several ongoing projects are also expected to be launched in phases following regulatory approvals.

The latest housing expansion plan reflects Odisha’s continued push toward inclusive urban development and improved access to affordable housing across the state.
